Refinance

The first step in refinancing is to find a lender. You’ll likely be considering your own bank, a local lender or a big-box lender like Quicken Loans. Each has its own advantages.

There are many reasons people refinance, but the most common reason is to change the rate and/or term. It’s always wise to compare rates between a few different lenders. In addition to comparing rates, pay close attention to their fees and how responsive they are.

The second step will be choosing a title company. At Bay Area Title our rates are competitive and we can conduct a refinance at our two office locations in Portland and Augusta or at any location that is convenient for you.

Resale Closings

Whether you are selling a home or purchasing a home, Bay Area Title is here to help you with your title insurance and settlement services. We are responsible for:

  1. Perform a 60-year title search
  2. Attempt to resolve any title issues
  3. Conduct closing
  4. Act as the escrow agent
  5. Prepare the deed
  6. Checks taxes
  7. Check HOA balances
  8. Record the deed

Disburses all monies in accordance with the ALTA Settlement Statement (98% of the time, the file is recorded and disbursed within 24 hours of settlement. Title Companies are allowed 2 business days, but very few take that long).

New Construction

Purchasing a new construction home is very different than purchasing an existing home. You should be aware of a few key things when buying a new construction home. First of all, you definitely need a Realtor representing you. Many people think they don’t need a Realtor because the Builder can help you through everything. But remember, the Builder is the Seller and their primary goal is to make as big a profit as possible. They do not have your best interest in mind. The first time you go into a sales office, your Realtor must accompany you or the Builder will not honor your relationship with him/her. The contract heavily favors the Builder; another reason you need your own representation. 

There are always incentives to use the Builder’s preferred Lender and Title Company. If you are adamant about using your own Lender and/or Title Company, ask your Realtor for guidance. Our team at Bay Area Title has been able to match Builders’ fees. It can’t hurt to ask, “Toll Brother’s Title is offering me $500.00 off title services to close with them. Can you match that?”.
